The Story Behind The Staging:
This lovely young family contacted me to stage the house they had just moved out of which was now vacant. They were savvy and realized, even before first speaking, that staging this small home top to bottom would give them the best opportunity to maximize their equity. I came over to do a vacant preview, where we take measurements, notes and photos to prepare a proposal to stage. After viewing the kitchen and main bathroom the preview turned into a full consultation.
The footprint of the kitchen was good, it just really needed to be up dated for the young urban demographic buyer. We talked about how buyers will pay more for a move-in ready home, and so I recommended cost effective changes that would offer a high return. Painting out the old oak cabinets, changing the hardware, sink, faucet, lighting, flooring and appliances. As this was the end of December it was an opportune time to purchase new appliances at a great price. All materials were purchased from box stores, so reasonably priced.
After all the work had been completed we came back and staged this 3 bedroom home with a finished basement. This was a very narrow small home, so we worked hard to design rooms that would maximize the feeling of space and help buyers to see how rooms could be effectively used. It was a challenge to park our truck on the day of staging as this winter there was such heavy snowfall, it was difficult for cars to get down the street. We were elated to hear that even during this extremely cold snow covered February this young family received multi offers within a week and sold their home for $134K over asking price. The investment to prepare a move-in ready home and to stage this vacant home offered a huge return.
