20 May SOLD 40K Over Asking

The Story Behind the Staging:

We were consulted on this Toronto condo that had been a rental unit for a few years.  As the owner was now ready to sell their investment property, we were brought in to make recommendations to give the best return on investment to prepare this unit for sale.  As with many rental units they can take a beating and are not always in the best shape when ready to sell.  Unfortunately with this one, although not visible in the (left side) before photos, the floors had suffered water damage and needed to be replaced.  We recommended a lighter laminate floor to brighten up the space and help this small unit feel larger.  In addition to this we recommended new paint colours and cost effective lighting solutions.  When all repairs, updates and cleaning had been completed we came in to fully stage this vacant unit so that it was ready for professional photos and showings.  Here are some “before” and “after” photos to show you how this Nelson Street condo went from a rental in need of some love to a condo ready for buyers to love!  Want to know how it all worked out?  Take a look at this article in the link below.  Want to know what the home seller had to say about this job?  After viewing photos you find that response at the end of this blog article.  All is well that ends well!

Here is the email we received from the home seller letting us know the unit had just SOLD:

“I didn’t get a chance to send you an email until now but I did want you to know that our condo sold the very first day.  We are just waiting for the condo certificates but other than that, it looks good.  The comments were directed at the floors, colours and staging.  You all played a huge part in the success so I thank you all SO much.  We actually got 4 offers in the first few hours and I think they were all over asking price.  Can’t do much better than that.”  Sandra M., Toronto
