Occupied Staging Transformations

Occupied Staging Transformations

How we live in our house and how we sell are very different. When you list your property for sale, you are marketing it as a product to sell. I know this may sound cold, as many have lived in their homes for years, raised their families there and have an emotional connection to it. We have helped many GTA/ Toronto West homeowners make the transition to home sellers. It is an interesting, important and often therapeutic process. Marketing it as a product that you want to stand out and appeal to the target buyers means creating online photos that will grab their attention and creating that first impression walk through that appeals to them on an emotional level. We can help you with this as we have years of experience and have transformed many occupied properties. Some require more than just a few enhancements to really maximize the selling appeal. This first example shows a first impression living/dining space. With the target buyers being younger than the seller, which is the case in the majority of scenarios, transforming the space with a combination of our rental pieces and the home owners (dining set) helped the buyers to see the house as their home. In fact, this Mississauga house received multiple offers and sold above listed price in less than a week.

We all live in our homes to suit our own needs and that means changing the original purpose of a room sometimes. When selling however, it is important to change this back in many cases. Here is an examples of a front room used as an office. As this is the first impression room, and there was an alternate space to showcase an office, we transformed this space into a living room with our staging inventory pieces. This Georgetown house sold breaking records for the area.

Our last example is another very common example of where staging transformations really benefit sellers. This young family did not want to update their furniture as they had young children. In order to create a wow factor, they contracted us to stage their house to stand out amongst the competition. Here is an example of the living room that we staged. This house sold in 2 days!
